Lupoli Companies Life Sciences Mixed-Use Campus Master Plan

Lupoli Companies engaged Ellenzweig to develop a Master Plan for their property at Dascomb Road in Andover, adjacent to I-93. The goal was to create a mixed-use complex that provided synergies among the various site uses.

The program for the complex included 270,000 gsf of space for Life Science tenants, 80,000 sf of retail, 46,000 sf of office, a 30,000 sf fitness center, a 65,000 sf hotel, and a large underground parking garage. The site concept included the creation of a “Life Science Commons” and a “Retail Commons,” each serving a different set of users. The concept design included a number of site amenities for the occupants, including water features, a health club, and a jogging path around the site.

The proposed phasing for the project started with construction of a small office building, then proceeding to the life sciences component, followed by retail, and finally the hotel.
