IQHQ Life Sciences Campus 4 Life Street

The new Life Sciences complex at 4 Life Street in Brighton, Massachusetts, comprises three separate lab buildings flexibly planned to accommodate more than 700 researchers. Designed to reflect the scale and character of this commercial and residential neighborhood, the buildings are organized around a publicly accessible outdoor courtyard and plaza. The buildings include a variety of flexible laboratories; offices; conference, meeting, and collaboration spaces; vivarium; multi-functional entry lobbies; and below-grade parking and shipping and receiving space. A collection of amenity spaces on the ground floor includes a fitness center, locker rooms, secure bike storage and valet, as well as space for retail and a full-service restaurant. The landscaped 27,000-square-foot courtyard and plaza provides ample outdoor gathering space and can accommodate such year-round activities as fitness programs, music concerts, farmers’ market, and ice-skating.

The buildings are designed to achieve a high-performance standard for energy conservation, with a projected site-equivalent energy use intensity (EUI) of 105 kBtu/sf-yr and a 46% reduction in greenhouse gas emissions compared with the stretch code baseline. Building systems include a dedicated outdoor air system (DOAS) with energy recovery coils for all-occupant ventilation, water-cooled chillers, and air-to-water heat pumps. The building systems are fully electrified to progress toward net-zero-carbon performance as renewable energy sources are increasingly incorporated into the electrical utility grid.

Other sustainable features include stormwater reuse for irrigation, green roofs, biosolar roofs with PV arrays, grey water for flushing fixtures, and 30 EV charging stations with all parking enabled for EVs. The complex is designed to achieve a minimum of LEED V4 Core and Shell Gold Certification (targeting Platinum), as well as WELL Certification, Fitwel 3 Star Certification, and WiredScore Platinum Certification.
