Located in a research and development park in Andover, Massachusetts, this project for the IQHQ development team consists of three components:  an existing office building converted to provide space for biomedical research labs, a new cGMP facility, and an atrium structure that connects the converted office building with the new manufacturing facility.

 

The converted office building will provide laboratory facilities for 300 biomedical researchers.  The program includes a variety of flexible laboratories, offices, conference and meeting rooms, collaboration spaces, a multi-functional entry lobby, and a building commons.  In addition to connecting the lab/office building and the high-bay manufacturing building, the new atrium will serve as a restorative space for employees as well as a sound barrier between the two structures; its design will admit plentiful natural daylight and afford restful views to nature.

 

The complex is designed to achieve a high performance standard for energy conservation, with a projected site-equivalent energy use intensity (EUI) of 155.4 kBtu/sf-yr and a 9% reduction in greenhouse gas emissions compared with the stretch code baseline.  The reuse of the existing building captures the value of its embodied carbon, and selective upgrades to the exterior envelope improve the building’s energy efficiency.  Other sustainability measures include on-site stormwater management, water and electricity metering to monitor conservation levels, and enhanced refrigerant management to minimize emissions that contribute to climate change.

 

The project is designed to achieve a minimum of LEED Gold Certification under LEED v4 Core and Shell.
